As a Lease Manager in Norway, you are part of the Nordic Leasing & Legal team within the Expansion Department, which supports all brands within the H&M Group. You are responsible for shaping and executing on the expansion strategy and targets in an assigned geographical area in Norway as well as undertaking negotiations and execution. As a Lease Manager, you work with both internal and external collaboration, always with the future of the forever changing retail world in mind. 

You are responsible for enabling long term omni growth by optimizing the existing store portfolio (renegotiations, rebuilds, relocations, extensions and terminations) and identifying top locations for new stores. 

This position is based in Oslo, Norway, and you will report to the Nordic Expansion Manager.

Each year we add stores and digital channels in new and existing markets and optimize the current portfolio through rebuilds, extensions, renegotiations, relocations, and consolidations. Sustainability and responsible innovation are essential parts of our business, and we design stores according to circular design principles. 

The Expansion department is here to support in adding meaningful growth. We are responsible, in partnership with our brands, for all aspects of creating and maintaining a healthy and relevant customer experience and store portfolio; we lease, design, draw, buy, build and maintain each store and constantly follow-up on the existing portfolio. We add new stores and optimize the current portfolio through rebuilds, extensions, renegotiations, relocations, and consolidations. 
 

Your Responsibilities: 

  • Enable long term growth 

    • Create growth strategy by developing and maintaining the roadmap for a geographical region 
    • Ensure full potential in the geographical region is mapped by which you create and follow-up on pipeline 
    • Find top locations and deals for new stores in accordance with developed roadmap 
 
  • Obtain the best possible deals 

    • Optimize each deal by providing fact-based targets for sales, rent and net investment levels 
    • Recommend the full business case in terms of fit with market strategy, location requirements, commercial idea, configuration of space, economic and legal terms, and present ready negotiated business cases for approval to country management 
    • Coordinate and collaborate with relevant stakeholders such as construction, store design, merchandising, visual, HR and marketing through the lifecycle of a project 
    • Facilitate the deal through the legal and construction process 
    • Track and follow-up on the performance of projects (new stores, rebuilds and closures) 
 
  • Optimizing the existing portfolio 

    • Ensure a commercially competitive portfolio in a geographical area 

    • Negotiate and manage lease actions of existing stores 
    • Proactively manage and find ways to improve the portfolio – keeping in mind the long-term impact 
 

Qualifications - We would like to see that you have: 

  • Bachelor or Master's degree in Business/Economics, Real Estate, Law or Engineering 
  • 5+ years professional experience in real estate or retail  
  • A good understanding of negotiation and commercial real estate agreements 
  • Good financial and analytical skills, whilst being a result-driven multi-tasker 
  • An ability to remain calm and positive in difficult situations and under pressure 
  • Excellent communication skills (fluent in English and Norwegien) and strong negotiation skills 
  • Good knowledge in MS Office, more specifically Outlook, Excel, PowerPoint, Power BI and MS Teams.
